Title Search & Examinations

We will complete a thorough review of all title instruments recorded in the county’s real property records, probate and guardianship records, District Court records, and evaluation of plat maps. Our objective during the title examination process is to discover any defects or previously unknown issues on the property, such as breaks in the chain of title, additional title owners, liens or encumbrances, unpaid taxes, easements, restrictions, or pending legal proceedings. Before the property can be transferred to a new owner, these issues must be addressed and cleared.

For a one-time fee, title insurance provides peace of mind for a lifetime. Premiums are determined by the Texas Department of Insurance. Owner’s Policy

An owner’s policy protects you, the purchaser, against a loss that may occur from a fault in the ownership or interest you have in the property. You should protect the equity in your new home with a title policy.

Lender’s Policy

A lender’s policy, also known as a loan policy or a mortgage policy, protects the lender against loss due to unknown title defects. It also protects the lender’s interest from certain matters which may exist, but may not be known at the time of the sale. This policy only protects the lender’s interest. It does not protect the purchaser. That is why a real estate purchaser needs an owner’s policy.

Abstracts of title offer a complete history of the title to a particular parcel of real property. This compilation consists of all the historical legal documentation beginning with the original granting deed, along with all subsequent conveyances and encumbrances affecting the property, and a certification by the abstractor, ensuring that the history is complete and correct.
